Big Picture
- Saddle Ranch is a single-family residential ranch subdivision with an HOA. Ranches are intended for private homes and ranch-style living, not commercial or industrial use.
- Most exterior improvements (homes, barns, fences, pools, major grading, etc.) must be reviewed and approved in writing by the Declarant/Architectural Control Committee (ACC), and must also comply with county codes.

Homes & Allowed Uses
- Up to two single-family homes on one ranch (one may be two stories; the second must be one story)
- Each home must have at least 1,000 sq ft of air-conditioned living area (not counting garage, porches, or patios)
- Log cabins and high-quality modular/panelized/prefab cabins with ACC approval
- Quiet home office or home-based business (lessons, consulting, etc.) with no signs, no customer traffic, and no unusual noise
- Combining ranches, subject to county approval
- 100' building setback from subdivision streets and neighboring ranches; 10' setback from the outer perimeter
- Site lighting must be downward-shielded and warm (2,700 Kelvin)
- Commercial, industrial, or manufacturing activities
- Operating a business that brings regular customer traffic, creates noise, or requires exterior business signs
- Subdividing ranches into smaller parcels without Declarant/ACC approval
Rentals
- Owners may rent their home for residential use, including through luxury home-exchange or similar platforms.
- Minimum lease term is 30 days.
- No nightly or weekend-style short-term rentals. No typical Airbnb/Vrbo turnover except through luxury home-exchange platforms.
- Leases must be in writing, and the HOA has certain enforcement rights if tenants violate the rules.
Buildings, Structures & Height
- Owners may construct a main home plus up to three detached structures per ranch (such as barns, workshops, or storage buildings).
- Detached buildings (barns/sheds) are allowed up to a maximum total of 5,000 sq ft; larger buildings may be allowed with special written approval.
- Garages, carports, and other typical residential outbuildings are allowed, subject to design approval.
- No structure may exceed 40 feet in height or two stories (whichever is greater).
- 100' building setback from subdivision streets and neighboring ranches; 10' setback from the outer perimeter.
- No buildings within utility easements.
- No mobile homes.
Pools, Ponds & Water Features
- In-ground pools, including in-ground fiberglass pools, are allowed.
- Above-ground pools are permitted only if fully screened so the pool walls cannot be seen from the street or neighboring ranches (using stained wood fencing and/or landscaping).
- Pool equipment must be screened and located in an ACC-approved position.
- Pool safety fences/enclosures up to 6 feet tall are allowed with ACC approval (non-climbable design with black metal frame and clear or black mesh).
- Ponds, dams, and other water-retaining structures may be built with written approval from the Declarant/ACC.
- Drainage patterns must not be altered in a way that harms neighboring properties. Grading and retaining walls usually require approval.
Exterior Appearance & Materials
- Natural earth tones or grays for exterior colors (subject to ACC approval)
- Slate, stone, concrete tile, clay tile, ceramic-type tile, metal, or composition shingles for roofing (subject to approval)
- Log cabins and high-quality modular/panelized/prefab cabins with ACC approval
- No minimum masonry percentage required
- Street-facing portions landscaped with sod, bushes, flowers, or cacti
- Site lighting must be downward-shielded and warm (2,700 Kelvin)
- Unpainted metal or highly reflective metal exterior walls
- Exposed cinder-block exterior walls (without an approved finish)
- Plastic or vinyl siding
Fencing
- Up to 8-foot-tall stained wood privacy fencing enclosing up to 1 acre. Stain color should coordinate with the home.
- Perimeter or pasture fencing that is at least 90% see-through (barbed wire, split rail, or painted metal pipe)
- All new fencing should be submitted for ACC approval before construction
Animals & Hunting
- Typical household pets (dogs, cats, etc.) are allowed, provided they are not a nuisance and are controlled.
- Domestic livestock or exotic animals up to one animal per acre, unless the Board approves more.
- Up to 20 birds (such as chickens) per ranch, kept in a coop or enclosure approved by the Declarant/ACC.
- Pets must not run loose or roam beyond the Owner's ranch and should remain within the Owner's line of sight when outdoors. Pets cannot be left unattended outside for extended periods.
- No feedlots or overgrazing that damages vegetation or creates nuisance conditions.
- Bird hunting is allowed within applicable laws and safety requirements.
- Deer or livestock hunting may only be permitted when specifically authorized by the Declarant/Board for population control.
- Hunting leases to third parties on individual ranches are not allowed.
Vehicles, Parking & Storage
- Boats, RVs, tractors, and trailers may be kept if inside an enclosed garage or reasonably screened from public view (approximately 50% screened).
- No abandoned, junked, or unregistered vehicles, boats, RVs, or trailers visible on the ranch.
- No regular parking or overnight storage of 18-wheelers, except temporarily for construction or delivery.
- Unsightly items (old appliances, construction debris, lawn equipment, toys, etc.) must not be stored where they are visible from the street or neighboring ranches.
Signs, Antennas, Clotheslines & Trash
- One personal sign up to 18" × 48" is allowed.
- One "For Sale" or "For Lease" sign while the ranch is actively being marketed.
- Political signs are allowed around election periods, per law.
- Small religious or security/no-soliciting items near the front door are allowed.
- Small satellite dishes or TV antennas (3 feet or less) may be permitted in limited, less-visible locations. No antennas over 10' in height are allowed.
- Exterior clotheslines and outdoor clothes-drying setups visible from outside the ranch are not allowed.
- Trash must be stored in covered containers, kept clean, and screened from public view. Owners may be required to obtain their own trash service if one is not provided.
Fires & Hazardous Activities
- Open fires are not allowed during county burn bans and must never be left unattended.
- An appropriate fire extinguisher or other suppression method should be on hand whenever a fire is lit.
- Burning trash is not permitted.
- Any activity or use that is hazardous, unsafe, or creates unreasonable risk to people or property may be prohibited by the HOA.
Utilities, Propane & Land Clearing
- Utilities must be run underground unless otherwise approved in writing.
- Propane tanks (above- or below-ground) are allowed but must be screened from public view and located in an ACC-approved position.
- Clearing should generally be limited to areas needed for the home, drives, outbuildings, and safe removal of dead or diseased vegetation.
- No clearing or removal of trees within 25' of the property line, except for one 12' curvilinear trail and entry driveway.
- Oak wilt prevention is required: ensure tree trimming crews have sanitized equipment before trimming, or use the Association's chainsaws. Do not import oak logs or oak firewood onto the property.
Miscellaneous
- No mining, quarrying, drilling, or removing oil, gas, sand, gravel, or other minerals beyond normal grading for construction.
- No long-term use of tents, shacks, or temporary buildings as substitutes for permanent homes.
- Camping tents are permitted on a short-term basis but may not remain in public view for more than 14 days at a time.
- Construction trailers or sales offices may be allowed temporarily, with approval, during active building or sales.
